One of the hardest things about buying or selling a new home is making the decision to do so - that is, as long as you have the right real estate professional on your team. There is a lot that comes into play in buying or selling a home, and most people, frankly, do not do it all that often to be effective at it on their own.

• It is important to choose an agent with the experience to help you navigate through the inevitable hiccups that occur - to help explain to you what is happening and to make suggestions for how best to make strategic decisions that result in a successful sale effort. 
• You will want an agent with access to resources - when the unforeseen situation comes up that there are no clear answers for, can your agent obtain the answers through a well-established network of peers and attorneys? 
• Finally, let's not overlook temperament. Buying or selling a home can be very stressful, emotional, and taxing. It really helps to have a calm and soothing voice in your corner to reassure you that everything is going to be okay.

With all that said, as I mentioned at the beginning of this piece, one of the hardest steps is making that decision to take action - to either buy or sell. Sometimes a good agent can be helpful here as well because it can be hard to make a good decision if you are not acutely aware of current market conditions and the unique challenges and advantages that come with every market.
